Both. Nightly stays are the standard here — as short as you like, any season — with one exception: arrivals over Christmas and New Year carry a 7-night minimum. The longer you stay, the better it gets: 7+ nights saves 15%, 28+ nights saves 30%.

Thinking really long? We don’t do formal contracts — but stay 6 or 12 months and beyond and we’ll shape a special rate together. The houses are for renting only, from a night to a year — never for sale.

No — booking direct is instant, and nothing is charged upfront. We take your card details to hold the reservation, but your card isn’t charged when you book. You settle your stay directly with us. Exact terms are always shown before you confirm.

Yes — we take cards at the property, with a 3% bank fee (5% for American Express). Cash, Thai bank transfer and PromptPay are fee-free, so plenty of guests mix the two. Either way, a little cash is handy for the smaller things around the bay.

Bookings are final and cancellations aren’t permitted — the full policy is on our policies page. If your plans shift, message us as early as you can: date changes may be possible at our discretion, subject to availability. We’re a family business and we’ll always try to help where we reasonably can.

No road reaches the bay — and please don’t trust Google Maps here. You either take the taxi boat from Haad Rin or a 4×4 over the jungle hill from Ban Tai. It’s easier than it sounds, and we help every guest plan it. The full breakdown with costs is in our getting here guide.

Yes — for guests staying with us, we run a private shuttle: an automatic all-wheel-drive pickup with air-con and comfortable seats for up to four, door to door, piers included. A flat 3,000฿ covers a pickup or drop-off in Thong Sala, Ban Tai or Haad Rin; Chaloklum and Srithanu are 3,500฿; Thong Nai Pan is 4,000฿.

There’s always a way in — when the waves are up, the 4×4 over the hill runs regardless. Coming from Koh Samui, take the big Lomprayah catamaran rather than a small speedboat and check with the operator that day. Message us and we’ll tell you honestly what the sea is doing.

Everyone checks in at the restaurant — sit down, have a drink, and our team carries your bags up to the house. Check-out is 11am. Check-ins run until 7pm; arriving later needs a heads-up in advance — it’s case by case, since reaching the bay after dark takes arranging.

Yes to both. The public grid has never reached this side of the island, so we make our own power — around the clock. Wifi routers are free on request (always given), and the connection handles video calls and streaming. Local tip: AIS is the network that truly works across these bays — grab an AIS SIM and hotspot for the fastest connection.

Every drop in the houses is mountain spring water, piped from the highest ridge — shower, sink and all. Kitchens have a filtered tap that’s safe to drink, and bottled water is at the minimart if you prefer.

Families stay with us often — the two-bedroom houses sleep four, and the bay itself is calm and safe. Two honest notes: we don’t provide extra mattresses or infant cots, and the houses sit on a hillside with steps, so check the “Good to know” section on each house page before choosing.

Sometimes — it’s case by case, so ask us before you book, and we do reserve the right to say no. When we say yes, it’s for smaller, well-behaved pets, with one firm rule: pets never sleep on beds or sofas. The minimart stocks dog and cat food, but beyond that we don’t keep pet amenities — so come prepared.

One honest warning: the bays are home to plenty of bay dogs, and not all of them are diplomatic — keep small pets close, especially on the beach.

Yes — three ways. Staying with us? Both menus come to your deck as in-room dining, on proper plates, no fee. Staying elsewhere on the bays? Order takeaway and we deliver across all three bays — the small delivery fee goes directly to our staff. Or order ahead and pick it up yourself at the restaurant. It depends on the house — we’re built into a hillside, and every house page states its walk and step count honestly (Palm Villa, for example, is 43 steps up). If steps are a concern, use the step-free filter on the Stay page.

The café does brunch all morning, the restaurant does seafood off the grill and a serious cocktail bar at night — our owner catches the seafood in this bay. Staying with us, both menus come to your deck on proper plates, no delivery fee. And the minimart covers everything else, delivered to your door.

Quiet — deliberately. We’re the calm side of the headland: a ten-minute walk gets you to the Eden and Bambu jungle parties on Haad Yuan, and the Full Moon Party is a boat ride away at Haad Rin. Close enough to wander to, far enough to sleep in silence.

One honest exception: in peak season, Guy’s Bar usually throws its party on Friday nights — and when it’s on, the whole bay hears it, often until morning. If you’re here on a peak-season Friday, join it or plan around it. Every other night, silence. More in the nights out guide.

It’s a jungle bay — they’re here, and honestly they come out in force around 5–6pm. Beds have nets and the minimart stocks repellent — spray up before the evening rush and they’re manageable.
