Booking with us
The short version: booking direct is instant, your card is never charged upfront, and because we're a small family place every booking matters to us.

These terms apply to every direct booking made with Spice Koh Phangan, operated by Spice Prosperity Co., Ltd. at Haad Tien, Koh Phangan, Thailand. By placing a booking you agree to the terms below.
Booking direct with us is instant — as soon as you book, your house is confirmed and held for your dates. We take your card details to secure the reservation, but your card is not charged at the time of booking. Your stay is settled directly with us.
Bookings are final, and cancellations are not permitted. When you book a house for a set number of nights, that is what we hold for you. If you cancel, change your mind, or do not arrive, the booking still stands.
Leaving early. If you book a house for a set number of nights and choose to leave sooner — for example, you book seven nights and depart after three — the full stay still applies. We hold the house for your whole booking, so we can't resell those nights.
We know that sounds firm, and we'd rather explain why than hide it: we're a small, family-run place on a remote bay, and a held house that empties at the last minute usually can't be re-booked in time. The booking itself protects that.
Life happens. If your plans shift, message us as early as you can. Date changes may be possible on request — at our discretion and subject to availability. We can't promise it, but we'll always try to help where we reasonably can. The earlier you tell us, the better the chances.
For arrivals between 19 December and 1 January, a minimum stay of 7 nights applies. This keeps the bay calm and fair over the busiest weeks of the year.
Staying a while rewards you:
These are applied automatically when you book qualifying dates directly with us. Shorter stays are charged at our standard rate.
If you'd like to arrive earlier or leave later, just ask — we'll always do our best, though it's subject to availability and only when the house allows. (Early check-in and late check-out are only possible when you book directly with us, in person or on our website — not through other booking channels.)
Spice is a home before it's anything else, and the bay stays special because everyone here looks after it together. A few things we ask, and a few you should know:
Respect for our guests and staff. We want every guest to feel calm and welcome, and we expect the same care to be shown to our team and to other guests. We reserve the right to ask any guest to leave immediately, without a refund, if they show violence, aggression, threatening or abusive behaviour, or persistent rudeness toward our staff or other guests.
House rules. Staying with us means agreeing to the house rules we share with you. We reserve the right to ask a guest to leave at any time, without a refund, if those rules are broken or if a guest's behaviour puts others, the property, or the bay at risk.
Who's staying. Each bedroom sleeps up to two adults (13 years and over), one child (2–12 years) and one infant (under 2). A two-bedroom house, for example, takes up to four adults, two children and two infants. More than two adults per bedroom isn't permitted. If a house is occupied beyond this, we reserve the right to charge a fee of 500–1,000 THB per additional guest, or to ask the additional guests to leave.
Your valuables. Every house has its own safe — please use it for passports, cash, phones and anything else of value. We take security seriously and have a trusted team, but we cannot accept responsibility for cash, valuables or belongings left unsecured in your house. Storing them in the safe is the simplest way to keep them protected.
Lost property. If you leave something behind after check-out, let us know as soon as you can and we'll keep it safe for you to collect. Our team will do their best to track it down — but if an item can't be found, we're not able to accept liability for it.
Looking after the house. Please treat your house and its contents with care. Guests are responsible for any damage they or their party cause beyond normal wear, and we may charge for the cost of repair or replacement.
The sea and the outdoors. The bay, the sea and the surrounding jungle are wild and unsupervised — there are no lifeguards, and paths, rocks and the shoreline can be slippery or uneven. Swimming, walking, kayaking and other activities are enjoyed at your own risk, and you are responsible for supervising children in your party at all times.
Off-grid living. Haad Tien runs off-grid, so power, water and internet can occasionally pause, and weather and tides can affect boats and travel. We do everything we can to keep things running smoothly, but these are part of life on a remote bay and aren't grounds for a refund.
Travel insurance. Because we're remote and our terms are non-refundable, we strongly recommend that every guest travels with insurance that covers trip cancellation, belongings, and medical care.
Haad Tien has no safe road in. You reach the bay by taxi boat from Haad Rin or by 4×4 taxi over the hills — both arranged with drivers who know the route. Please don't rely on Google Maps or attempt to drive yourself in. Full directions are on our Getting Here page, and we'll send everything you need before you travel. Boat and 4×4 services are operated by independent local drivers, not by Spice, and their schedules can shift with weather and tides.

Your privacy

This policy explains how Spice Koh Phangan, operated by Spice Prosperity Co., Ltd. ("Spice", "we", "us"), collects and looks after your personal information. We handle personal data in line with Thailand's Personal Data Protection Act B.E. 2562 (2019) ("PDPA"). For the purposes of the PDPA, Spice Prosperity Co., Ltd. is the data controller.
We keep this deliberately small. Depending on how you reach us, we may collect:
We don't run advertising trackers, sell your data, or track you across other websites.
This site uses a few essential cookies to work properly, and — only if you agree — two privacy-friendly measurement tools that help us understand how the site is used so we can make it better: Google Analytics (anonymous, aggregated visit statistics) and Microsoft Clarity (anonymised insights into how pages are used). When you first visit, a short notice lets you accept or decline these. If you decline, they are never loaded; if you accept, you can withdraw at any time by clearing this site's data in your browser. We don't use advertising or cross-site tracking cookies.
We use your information only to:
Our legal basis is usually the performance of your booking contract, our legitimate interest in running the business well, or our legal obligations. For analytics and session insights we rely on your consent, which you're free to withdraw.
We don't sell your data, and we don't share it for marketing. We share it only where it's necessary to host you, with:
These providers process data on our behalf and are expected to protect it.
Some of our providers store data on servers outside Thailand. Where personal data is transferred abroad, we take reasonable steps so it remains protected to a standard consistent with the PDPA.
We keep booking and financial records for as long as needed to host you and to meet Thai legal and tax requirements, and then we remove them. Casual enquiries that don't lead to a booking are kept only as long as useful, then deleted.
Under the PDPA, you have the right to access the personal data we hold about you, ask us to correct or update it, request that we delete it, object to or restrict certain uses, ask for a copy of data you've given us, and withdraw consent where we relied on it. To exercise any of these, just email us — we'll respond as soon as we reasonably can.
If you feel we've mishandled your data, you may also contact Thailand's Personal Data Protection Committee (PDPC).

This website is operated by Spice Prosperity Co., Ltd. ("Spice", "we", "us"), trading as Spice Koh Phangan. By using the site, you agree to these terms.
You're welcome to browse, plan, and book your stay here. Please don't use the site for anything unlawful, attempt to disrupt or gain unauthorised access to it, or copy its content for commercial use without our permission.
We work hard to keep everything on this site — house descriptions, photos, rates, seasons and travel guidance — accurate and current. Even so, details can change, and small errors happen. Information on the site is for general guidance and doesn't form a binding offer until your booking is confirmed by us. Rates and availability are confirmed at the time of booking through our booking engine.
Our travel and local guidance (getting here, seasons, things to do) is shared in good faith to help you plan. Conditions on a remote bay change with weather, tides and season, so please treat it as friendly local advice rather than a guarantee.
When you book a stay with us, your booking is governed by our Booking & Cancellation Policy, which forms part of these terms. Please read it before you book.
The name Spice Koh Phangan, our logo, and the text, photography and design on this site belong to Spice Prosperity Co., Ltd. or are used with permission. Please don't reproduce them without asking us first — we're usually happy to say yes, we just like to be asked.
Haad Tien is reached only by taxi boat or 4×4, operated by independent local drivers. We help arrange these and share clear directions, but we don't operate the boats or vehicles and aren't responsible for third-party transport, their schedules, or conditions outside our control. Please follow the guidance we provide and don't attempt to drive yourself into the bay.
Our site links to a few third-party services — our booking engine, WhatsApp, maps and the like. We're not responsible for the content or privacy practices of sites we don't operate.
We provide this website "as is" and do our best to keep it accurate and available. To the extent permitted by law, we're not liable for losses arising from your use of the site or reliance on its general information. Nothing in these terms limits any rights you have that can't be excluded under Thai law.
We are also not responsible for failures or delays caused by events beyond our reasonable control — including weather, storms, tides, boat or transport disruption, power or water interruption, illness, or government action. Where such events affect your stay, our Booking & Cancellation Policy continues to apply.
These terms are governed by the laws of Thailand, and any disputes fall under the jurisdiction of the Thai courts.
